I really enjoy working with the new management team at STYL. Since they took over, everything has been running smoothly and efficiently. They organize events, promptly address package issues, and go out of their way to help residents. For example, when I needed a space to dry out my car after the rain, they kindly allowed me to park in the garage temporarily. Their friendliness, willingness to assist, and proactive approach have been truly appreciated.
Kenneth is the best and is always helpful when I come by! Thanks Kenneth for going above and beyond.

Pros:
1. Very clean, renovated and spacious apartments at a reasonable price super close the Blue Line stop and easy access to Wicker Park, Logan Square, and Bucktown neighborhoods.
2. Very Responsive to Maintenance Tickets and emails to the leasing/property management. I moved-in at the beginning of November and want to preface that all of my move-in struggles mentioned in points #2 and #3 under Cons below have been responded to promptly and addressed without further issue once communicated. I more mention them in such detail because management asked for points of improvement, and I'd expect some of these things to be more smooth. Overall very happy so far with my decision to live here!

Cons:
1. Weak soundproofing - I feel like it's not uncommon to hear upstairs neighbors' footfalls, but confirming it is very true here. Unfortunately I have also been able to hear my neighbor snoring through the bedroom wall and neighbors' voices from my bathroom.
2. 'Moved' move-in portal - Most of the provided links didn't work properly, and utility company sites did not recognize the apartment address when called, leading to back and forth with all parties. It turns out the utility address is on a different street than what's listed in the lease. The portal has a step for internet sign-up, when internet is already included in the monthly utility fee. External insurance policy upload was not reviewed, and incorrect insurance charges were included on later month's rental invoice. Honestly the Moved portal just seems like a bunch of advertisements.
3. Inventory Check-in Conditions form is included in the e-sign package which is due for signing prior to move-in, which doesn't make sense if the expectation is to fill out within 2 days after move-in. Makes it difficult to submit on-time because the lease package won't submit properly until all files are signed.
4. Undisclosed annual pet subscription - In addition to the monthly pet rent, the building requires you to pay for a $35 annual subscription to PetScreening, which was not mentioned prior to the application during the tour. It's unclear what additional value this Pet Profile is adding. Not a huge deal, but just was surprised.

I’ve lived at Mode for 4 years and have experienced management under Tandem, Greystar, and now STYL. I can confidently say that the STYL team has this place back on track. The new leadership team, especially James, has been fantastic—responsive, professional, and genuinely committed to resolving issues.

I know there have been issues highlighted here in the past with fire alarms and gas outages, but I’m happy to say we haven’t seen any of the "Greystar" problems since STYL took over. Furthermore, they’ve made noticeable improvements, including some really great updates to the common spaces and just being responsive (and prompt) to resident needs—something that was never seen under Greystar.

If you’re considering living here, know that you’ll be in good hands with the STYL team. Thanks for turning things around, James and team!

This is a quick review, and I'll update it at a later point, especially if my experience changes. Before I dive into the negative, I want to give a quick shoutout to Ray - he's been incredible when it comes to resolving any maintenance related issues with the building. He also has a very friendly demeanor, always smiling and making sure to say hello. It's very appreciated, and I would consider him one of the building's invaluable assets.

Some of the negatives: (i) the building has had multiple instances of gas AND water being shutoff abruptly and with no notice; (ii) the elevator has stopped working at different points; and (iii) and the buiding's smoke alarms are faulty, with the Chicago Fire Department having had to visit at multiple points this past summer. We moved in when Greystar had taken over this building, and our understanding is that that's when many of these issues starting popping up.

I just moved in and can’t say enough great things about the building and the people who work here. Krystal and Hector in management are so patient and helpful. Ray in maintenance is amazing. He is has been so helpful since the moment I moved in and he made my move-in day (who doesn’t despise moving?!) a much easier and positive experience!

My experience with this property has been mixed, but overall, I cannot recommend it at this time. Under Greystar’s management, the property was poorly maintained, and while the management transitioned to Styles, there have been no significant improvements yet. Having lived here since 2020, I’ve observed a steady decline in the property’s quality, with many residents moving out between 2023 and 2024—a clear indicator of the ongoing issues.

The property is grossly overpriced for what it offers. Security is a major concern, with recurring thefts, an inefficiently managed mailroom, and frequent malfunctions of the main entrance. To make matters worse, the security cameras do not work, which leaves residents feeling vulnerable and unsafe.

However, in December 2024, I had an opportunity to address a specific incident with a higher-level manager. I was impressed by her professionalism and serious approach—she listened carefully, took immediate action, and resolved the matter thoughtfully and reasonably.

I’ve also noticed a positive change in the Style Team’s dedication and professionalism during this time. They consistently attended the office and maintained high standards in their work. This improvement has given me hope, and I look forward to seeing what contributions they can make to our community in 2025.

On a Saturday night my fire alarm started beeping and wouldn’t stop. I called the customer service with the hope that they would come the next day. Within a hour Ray arrived. He was celebrating the graduation from a family member but left to help us. Ray is one of the nicest people I've met, every time he sees me he asks how is the family - lucky to have him as part of the building team. Thanks Ray!

I can’t say enough good things about the maintenance team! I’ve lived here for almost a year and their response and communication is unmatched. The whole staff is friendly but especially Ray who is ALWAYS smiling when you see him around the building!
